More housing communities are being created within a 25- to 30-minute commute of Georgetown as part of the government’s agenda to meet growing demand for house lots in Region Four (Demerara-Mahaica).
The region continues to record the country’s highest demand for house lots, with a backlog of 50,375 applications as of December 2025.
A total of 1,569 house lots have been allocated up to the end of April 2026, reducing the revised backlog to 48,806, while another 1,090 lots are currently available for allocation.
During a live social media video recently, President Dr Mohamed Irfaan Ali explained that while the government continues to acquire land for housing development, existing acquisitions will only address about half of the current backlog by the end of 2027.
“The amount of land being acquired in Region Four currently can only clear 50 per cent of this backlog by the end of 2027,” the president said.
To meet the remaining demand, his government is expanding housing development beyond traditional areas through major investments in new highways and emerging communities.
“That is why we are investing heavily in Silica City. And we are building out all these new highways to open up new housing areas along the Soesdyke–Linden Highway, new housing areas in Silica City and beyond, so that they can create new opportunities to clear this backlog in Region Four.”
The president said the objective is to ensure new homeowners can continue to enjoy easy access to Georgetown while benefitting from modern housing developments.
He explained that Silica City, Guyana’s planned smart urban centre, is expected to play a key role in achieving that vision. The development is expected to expand significantly over time.
When completed, the new urban centre is projected to accommodate approximately 60,000 residents, creating thousands of new housing opportunities while supporting the continued growth of Region Four.
The announcement builds on the government’s broader housing strategy for the region, where major investments continue in new residential communities, road infrastructure and utilities to support population growth.
Silica City has been identified as a flagship development designed to integrate housing, commercial, educational and recreational facilities while easing development pressures on Georgetown and its surrounding communities.
In recent years, the Ministry of Housing has accelerated infrastructure works and house lot allocations across Region Four, while expanding development along the Linden-Soesdyke corridor to create new opportunities for homeownership and sustainable urban growth.
